How do I order plans from HPAdesign.com?

Ordering plans from HPAdesign.com is easy. Using our plan search tools, Simply find the plan(s) you would like to order and on the plan detail page click "Order This Plan." After completing the online order from you can submit your order electronically using our secure e-commerce server. If prefer not to order your plans online, you can choose to print your order confirmation and place your order by phone, fax, or mail. HPADesign.com accepts American Express, Visa, Mastercard, Discover, Money Orders, and Personal Checks. Checks and money orders should be made out to: HPA Design, Inc.

How long does it take to process my order?

Plans ordered 'AS IS' from HPAdesign.com are usually processed and shipped FedEx 2Day Express and within 48 hours of the next business day (excluding weekends and holidays), making the anticipated delivery time from four to six days. Orders for plans that require mirroring, customization, and/or other special modifications may take longer to process depending on the scope of work. Processing time for these types of orders will be included with the pricing quotes.

Orders that include Stamped Structural Calculations and/or Color Renderings may up to two weeks to process, as these items typically take a reasonable amount of time to prepare. Under special circumstances, it may be possible to have plan sets ordered in conjunction with these items shipped prior to their completion. The calculations and/or rendering(s) will then be shipped upon their completion.

How much do plans cost?

Plans for sale on HPAdesign.com are typically priced according to square footage. Some instances of pricing may vary with regards to other criteria. For example, award-winning designs, premium designs, and plans with unusually high original production costs will likely have higher pricing than the respective square footages would normally dictate.

May I make changes to the plan(s)?

All of the plans found on HPAdesign.com have been successfully constructed 'AS IS' one or more times. However, HPA Design, Inc. is a full service architectural design firm and will gladly make modifications to to any plan to suit your desires and needs. Lead time and pricing will vary, however, with respect to the scope of work.

Do you provide custom design and/or other construction services?

HPA Design, Inc. is a full service architectural design firm offering design services for both residential and commercial projects. In addition to being licensed architectural practice, HPA Design, Inc. carries a General Contractors License and also offers consulting, structural engineering, and construction supervision and management services. We will be happy to speak with you regarding any of your design or construction needs, so please feel free to contact us.

Do my plans need any modifications?

Although all of the plans available on HPAdesign.com have been constructed one or more times and are deemed by us as 'ready for construction,' there are factors beyond our control that may require plan modifications. Such factors include, but are not limited to, local codes, soil & seismic conditions, and energy requirements. It is recommended that you have your plan reviewed by a local architect, structural engineer, and/or certified general contractor prior to commencing construction. May I return the plans I purchased?

Due the easily reproducible nature of plan media, only unopened, original shipping plan packaging can be returned for a full refund. Eligible returns must be made within 30 days of the original purchase date, shipping charges are NOT refundable, and a $25 processing charge will be applied to cover media costs. No refunds will be available for any opened, resealed, or repackaged plan sets. For this reason, HPA Design recommends purchasing a study set to verify the feasibility and your satisfaction with the plan. If, thereafter, you decide to purchase the respective full plan set, the cost of the study set will be deducted from the purchase price.

NOTE: In order to receive your study set credit, your full plan set order must be placed by phone, fax, or mail and your study set purchase confirmation number will be required.

What is included in a Full Plan Set?

Floor Plans - Fully dimensioned 1/4" = 1'-0" plan(s) showing building layout, including wall, window, and door locations. Floor plans will also typically include cabinet, appliance, and plumbing fixture layouts, door and window sizes, and any notes pertaining to the plans
Foundation Plan - Fully dimensioned 1/4" = 1'-0" plan(s) showing wall, window, and door locations as well as footing, beam, beam pocket, column locations as applicable. Foundation plans will also include all applicable masonry construction notes.
Framing Plans - 1/4" = 1'-0" floor and roof framing plans showing joist/rafter sizes, spacing, and bearing as well as post & beam sizes and locations, window & door header sizes and locations, and all applicable framing notes. Roof framing plan will include ridge, valley, & hip sizes, locations, and bearing as well as all applicable roofing notes.
Elevations - ALL building elevations at 1/4" = 1'-0" showing floor-to-floor heights, plate heights, and roof pitches. Elevations will also show window & door sizes and locations, window heights, exteriors finish materials, including trim and millwork as applicable. All applicable constructions notes will also be included with the building elevations.
Construction Sections - Building sections will be included at varying scales, but never smaller than 1/4" = 1'-0". Sections will show floor-to-floor heights, plate heights, joist, rafter, & beam bearing, and other critical construction information. Also included with the building sections are details showing typical wall construction and materials. All applicable construction notes will also be included with the building sections
Details and Notes - All plan sets will include general construction notes and may include various notes and construction details as they pertain to specific individual plans. Typical details and notes may include deck construction details and notes, notes regarding code issues, wood & steel beam details, and/or other nonstandard building condition details.

What is included in a Study Plan Set?

Study plan sets include all floor plans and building elevations in a 'Not for Construction' format. Study set plans show building layout, including overall dimensions, approximate room sizes, wall, window, and door locations as well as cabinet, appliance, and plumbing fixture layouts. Study sets will also include plan specifications including room counts, square footage, and more.

NOTE: The cost of a study set will be credited toward the purchase of the respective full plan set. In order to receive the credit, your order must be placed within 30 days of the study set purchase date and must be made by phone, fax, or mail. Your study set purchase confirmation number will be required.

What is included in a Pricing Plan Set?

Pricing sets are merely a reduced version of the a full plan set. They are typically printed on 11x17 media and are stamped "Pricing Set Only - Not For Construction." Pricing sets do NOT include a construction license. They are offered primarily for the purpose of cost estimating, providing the purchaser with the ability to determine whether the plan have chosen can be built within their budget.

NOTE: The cost of a pricing set will be credited toward the purchase of the respective full plan set. In order to receive the credit, your order must be placed within 30 days of the pricing set purchase date and must be made by phone, fax, or mail. Your study set purchase confirmation number will be required

In what format will my plans come?

Full plan sets are sold in sets of six or eight and are typically printed on 24" X 36" bond. Some plans will be printed on larger bond, up to 42" X 42", due to building size.

Study sets are are typically printed on 8-1/2" X 11" standard paper. Larger building plans may come in 11" X 17" format.

How many times can I build the plan that I purchased?

U.S. and international copyright laws govern and protect the ownership of intellectual property, including architectural works, design concepts, plans, and buildings. As the copyright owner, HPA Design, Inc. grants the purchaser of a full set of plans a limited non-exclusive license to build the structure shown in those plans one time at one location only. The purchase of a study set does not receive such a license. For more information regarding this issue please see our copyright and licensing notices.

Can I get my plans in a digital format?

Almost all the the plans found on HPAdesign.com have been produced digitally using CAD (Computer Aided Drafting.) HPA Design, Inc. does not typically make digital formats available and they cannot be found for sale on the HPAdesign.com website. Under special circumstances, HPA Design, Inc. may choose to sell or otherwise make available plan sets in a digital format. If you require your plans in a digital format, please feel free to contact us and we will gladly discuss the possibilities.
